Booking Terms — Orchard Strong Cabin

By booking a stay at Orchard Strong Cabin (Fern Valley, Idyllwild, CA), you agree to the terms below and our House Rules. If anything is unclear, contact us before booking.

1) Property

Address: Strong Drive, Fern Valley, Idyllwild, California.
Type: Mountain Cabin / Vacation Home.

2) Reservation Details

  • Responsible guest must be 21+ and present during the stay.
  • Max overnight occupancy: 4 guests. All overnight guests must be listed on the booking.

3) Rates & Fees

  • $199 Mon–Thu; $220 Fri–Sun (holiday/seasonal pricing may vary)
  • Cleaning: $55 (flat)
  • Pet cleaning/wear: $40 one-time (service dogs stay at no extra charge)
  • Security/Damage deposit: equal to one night’s base rate
  • Taxes: 10% Transient Occupancy Tax (TOT); Host remits to county

4) Payment

Initial payment due at booking; balance due before check-in. All payments must be completed on our official website. By booking, you authorize charges for unpaid rent, damages, missing items, extra cleaning, and late checkout fees as applicable.

5) Cancellation & Refunds

Initial 24-Hour Cancellation (California Law): In accordance with California state law, guests can cancel their reservation within 24 hours of booking and receive a full refund, provided the reservation was made at least 3 days before the scheduled check-in date.

After the 24-Hour Window: Guests who cancel after the initial 24-hour period will receive a partial refund (50%) if they provide notice at least 4 hours before the scheduled check-in time. Cancellations made with less than 4 hours’ notice will result in forfeiture of all fees.

Refunds will be processed through the Orchard Strong Cabin website.

6) Extended Stay Policy

Guests may request to extend their stay for up to one (1) week, subject to availability.

Any extension beyond one week and up to a maximum of one month requires advance written approval from the Host.

Guests must email the Host at least 48 hours before the scheduled check-out date to request an extension.

The Host reserves the right to decline extensions due to prior bookings or other circumstances.

Stays exceeding one month are not permitted under this agreement.

7) House Rules

  1. Comply with posted House Rules and any local short-term rental regulations in Idyllwild–Pine Cove.
  2. No smoking or vaping inside the cabin. No smoking or vaping outside the cabin.
  3. No parties or events without written Host approval.
  4. Maximum overnight occupancy is 4; no unregistered overnight guests.
  5. Quiet hours: 8:00 p.m. – 8:00 a.m. (respect Fern Valley neighbors and noise ordinances).
  6. Pets: Keep pets off furniture and clean up after them (waste and food). Must be on leash outdoors and supervised by an adult while in or outdoors. Not to be left alone inside or outside under any circumstance.
  7. No outdoor fires of any kind are allowed, including smokeless pits, candles, or incense (Riverside County ordinance for Idyllwild CA).
  8. Indoor wood chimney may be used only by guests experienced with safe operation; others must not use it.
  9. Separate trash/recycling and place in designated outdoor bins.
  10. Report any damage or maintenance issues promptly.

8) Occupancy & Use

The Property is for vacation use only and may not be used for commercial or illegal purposes or as a long-term residence. See “Extended Stay Policy.” The Responsible Guest must be at least 21 and is liable for all members of the party. The maximum overnight occupancy is 4 guests.

9) Check-In & Check-Out

Check-In: after 8 a.m. (early check-in with Host approval).
Check-Out: by 1:30 p.m. Late check-out after 1:31pm will result in an additional fee. Later check out without proper booking fees is a violation and subject to immediate legal action. Refer to (6. Extended Stay Policy) for more details.

Guests agree to leave the cabin and property in a clean and orderly condition, including basic tidying and following posted checkout steps. All furniture must be left in same location as found at time of check-in. (do not sweep, mop, air-blow, rake, the deck or yard) appreciated but do not Orchards Strong Cabin nor owner are liable for injuries. 

10) Damages & Security Deposit

Guest is responsible for loss or damage beyond normal wear and tear. Host may deduct for repairs/replacements from the security deposit and/or charge the card on file of the Responsible Guest. Missing/stolen items may be charged from $25-$5000+ depending on the item and Hosts discretion. All items inside and outside the cabin are for guest use only and are not available for purchase. 

11) Liability & Safety

Guests assume all risks of injury or loss during their stay. Host is not liable for accidents, illness, or theft. Guests agree to use the indoor wood burning fireplace (only if experienced) and all amenities (indoor and outside) at their own risk. Parents/guardians must supervise children and pets at all times (see House Rules §7.6).

12) Governing Law

These terms are governed by the laws of the State of California and the ordinances of Riverside County.

13) Entire Agreement

This page, together with your booking confirmation and the House Rules posted on the Orchard Strong Cabin website, constitutes the entire agreement between Host and Guest.
